Upgraded bathrooms and televisions in the living room and 2 bedrooms further enhance the living experience. All three bedrooms offer a haven of comfort, furnished with tasteful linens and pillow covers for a tranquil retreat after a day of exploration (one king, two queens, one pullout twin, and queen-sized blowup bed also available). Master bedroom offers a gas fireplace and a luxury ensuite bathroom with foot-soothing river rock flooring, flagstone tile, and dual sinks. The home also offers the use of modern front-loading washer/dryer, mini-fridge and dart board in the 2-car air-conditioned garage, as well as additional parking in the driveway. If you need to work or catch up on emails, there is a dedicated common area workspace available as well, with high-speed internet perfect for at-home work needs, or streaming movies. Home is fully automated, with keyless entry, room temperature control air-conditioning system, and monitored alarm system.

This is a no-smoking /vaping property.

**Handicap Accessible - one level - no stairs

Property is sprawled out over a corner lot (you may hear cars occasionally), there are only neighbors on two sides. No outdoor music or noise between the hours of 10 p.m. and 8:00 a.m. per City Ordinance.

Trash pick-up every Wednesday morning, curb service in place, no need to to place bins out in evening.

*Guests must allow Gardner and Pool Maintenance personal access to exterior of the property (Gardner usually on Friday afternoons, and Pool Maintenance usually Tuesdays/Friday - they have access to enter the exterior gates, so no need to be home).

The primary renter must be 30 years old to rent this property and show valid ID.

Disclosure:

This property has exterior security cameras around the entire property, the cameras are outward facing and do not look into interior spaces. The cameras record video and audio when activated by motion and one in the garage facing outwards towards the street.

Use pool and spa at your own risk, no lifeguard on duty.

Adult(s) required to accompany children indoors/outdoors at all times. Property is not designed for young children, there is no fence around pool, or kid-proof security locks on the interior/exterior.

Utilities:

Tenant is responsible for any combination of gas & electric utility charges OVER $250 per month according to gas & electric company invoices, to be estimated prior to departure and reconciled. Any excess payment to be returned to guest. The host pays for Wifi, trash services, water, landscaping, and pool cleaning. No cable TV.

To help you settle in, we provide a starter pack of essential items for your convenience. This includes a limited supply of laundry and dishwasher pods, toilet paper, paper towels, kitchen spices and Keurig coffee pods. These items are meant to serve as an initial provision, allowing you to get comfortable upon arrival.

Please note that these supplies are not replenished during your stay. If you require more during your visit, we kindly ask that you purchase these items for your continued use. Local stores are conveniently located nearby for any additional supplies you may need.

*Spa heating in the colder months (October -May) ranges from $5-25 per day depending on outside temperature. It is included in the $250 month utility cap (gas heating). Tenant is responsible for any combination of ALL gas and electricity charges (indoor/outdoor) over $250 each 30 day period.

* Pool can be heated upon request- FOR AN ADDITIONAL FEE/DEPOSIT, 48 hours advance of your stay, and must be heated for the duration of your stay (cost is approximately $100 per day depending on weather and requires an extra deposit fee in advance of your arrival).

This property is NOT available for any type of "master lease" for others to sublet.
